RENTAL TERMS AND CONDITIONS, Ehuse
1. Definitions
Vacation Home
A vacation home is a property that is not used for year-round residence and which the property owner(s) rent out through Ehuse ApS (hereinafter “Ehuse”).
Vacation Home Owner
The natural or legal person who has access to the vacation home and who, through an agency agreement with Ehuse, has granted Ehuse the right to rent out the vacation home.
Vacation Home Renter / Tenant
The legal or natural person over the age of 18 who, through Ehuse, rents the vacation home from the vacation home owner.
Basis of the Agreement
The documents that Ehuse and the tenant (collectively referred to as “the Parties”) have signed in connection with the rental of the vacation home, as well as these rental terms and conditions.
Rental Period
The period during which the tenant has access to the vacation home, as specified in the rental agreement.
Arrival Date
The first day of the rental period.
Departure Date
The last day of the rental period.
Holiday Home Information
The information listed under the specific holiday home on Ehuse’s website.
Days
Calendar days, including Sundays and holidays.
2. Status of the Parties
Ehuse makes the vacation home available to a tenant on behalf of the vacation home owner.
Ehuse makes the vacation home available at the vacation home owner’s expense and risk.
3. Rental Period
The rental period begins on the date specified in the terms of the agreement. In the terms of the agreement, the tenant can find information regarding the vacation home, key handover, and the time on the arrival day when the tenant can expect to be able to use the vacation home.
The vacation home must be vacated no later than 10:00 a.m. on the day of departure.
4. The Vacation Home
Use of the Vacation Home
During the rental period, the vacation home may be used for vacation purposes. If Ehuse suspects that the vacation home is not being used for vacation purposes, Ehuse is entitled to gain access to the vacation home.
If the suspicion is confirmed, this will be considered a breach of the terms of the agreement. Please refer to Section 15.
Guests
The tenant is entitled to invite guests to the vacation home. However, the vacation home may not be occupied by more people than stated in the vacation home’s information.
If the vacation home is occupied by more people than permitted, this is considered a breach of the terms of the agreement. Please refer to Section 15.
Pets
Pets are permitted only if this is stated in the vacation home’s information.
Internet
The renter may assume that Wi-Fi is available in the vacation home, unless otherwise stated in the vacation home’s details.
Ehuse does not guarantee the coverage or quality of the Wi-Fi installed in the vacation home.
Smoking
Smoking is permitted only if specified in the vacation home’s details.
Swimming pools, etc.
The renter is obligated to follow the instructions provided at all times regarding the safety and use of swimming pools and similar facilities in the vacation home.
Ehuse assumes no responsibility for the functioning or safety of the swimming pool. The tenant is aware of and accepts that the use of swimming pools and similar facilities is at their own risk.
5. Prices
The prices listed are for the rental of a vacation home for 1 (one) week and are stated in Danish kroner (DKK) and include VAT.
Taxes are included in the prices.
The rent does not include utilities, unless otherwise specified. This is settled separately after the rental period ends.
Booking more than 60 days before the start of the rental period
Payment is divided into installments such that the first installment is due upon booking, while the second installment is due no later than 30 days before the start of the rental period.
Booking made later than 60 days before the start of the rental period
The total rental fee is due at the time of booking.
6. Cancellation of reservation
Should unforeseen circumstances arise, you always have the option to cancel your rental agreement. However, Ehuse charges a cancellation fee, which depends on the time of cancellation.
Cancellation of rental agreements:
Up to 70 days before arrival: Ehuse charges 20% of the total rental amount, min. DKK 500,-
69 to 35 days before arrival: Ehuse charges 33% of the total rental amount, min. DKK 500,-
34 to 14 days before arrival: Ehuse charges 75% of the total rental amount, min. DKK 500,-
From 13 days before arrival: Ehuse charges 90% of the total rental amount, min. DKK 500,-
On the day of arrival, 100% of the total amount.
Cancellation of your vacation rental can be made by email to post@ehuse.dk. Please provide the order number and reason for cancellation – see the cancellation fees above.
7. Utilities
If utilities are not included in the price of the vacation home, they must be paid upon key handover.
Upon key pickup, a utility slip will be provided for recording consumption. On this slip, the tenant is required to note the meter reading at the start of the rental period. At the end of the rental period, this is read upon key return, while Ehuse has read it during preparation, at which time the heat has been turned up slightly.
With regard to electric vehicles, the tenant is only entitled to charge them at the vacation home if an approved charger has been installed for this purpose.
8. Security Deposit
Ehuse does not charge the tenant a security deposit.
If damage is caused to the house, Ehuse or the vacation home owner is entitled to claim compensation from the tenant in accordance with the general rules of tort law under Danish law.

9. Defects and Complaints
Ehuse hands over the vacation home to the tenant at the start of the rental period in good condition.
If, contrary to expectations, there are defects in the vacation home or its furnishings, the tenant must contact Ehuse by telephone as soon as possible and no later than 48 hours after the start of the rental period.
The tenant is obligated to minimize the defect as much as possible during the rental period.
Should Ehuse request that the defect be repaired during the rental period, the tenant is obligated to cooperate to ensure this can be done.
If the matter is not resolved satisfactorily during the rental period, the tenant must contact Ehuse in writing at post@ehuse.dk within 14 days, describing the specific details of the complaint.
10. Damage During the Rental Period
The tenant is obligated to treat the vacation home and its contents with due care during the rental period.
The tenant is liable to the vacation home owner for any damage caused by the tenant, the tenant’s household, or the tenant’s guests to the vacation home or its contents during the rental period.
The tenant is liable for damages, and Ehuse does not cover this. The tenant is obligated to report damages to Ehuse no later than the day of departure.
If, in connection with final cleaning or otherwise, Ehuse becomes aware of damage that has not been disclosed by the tenant and that has not been reported as a defect, cf. Section 9, Ehuse will file a claim for compensation against the tenant.
11. Insurance
The tenant is aware of and accepts that Ehuse cannot be held liable for personal injury that may occur during the rental period.
Ehuse has not taken out insurance covering personal injury or property damage for the tenant.
12. Tenant’s Right to Appeal
As a vacation home agency, Ehuse is subject to:

The tenant may bring any dispute that may arise with Ehuse before the above-mentioned Appeals Board if an amicable solution cannot be reached.
13. Final Cleaning
At the end of the rental period, even if final cleaning has been booked, the tenant must hand over the vacation home tidy, with the dishwasher emptied, the grill cleaned, etc.
If the tenant has not done so, Ehuse is also entitled in this case to charge a fee of DKK 350.
14. Termination
If the tenant breaches the terms of the agreement, Ehuse shall be entitled to terminate the agreement with the tenant, with the consequence that the tenant must immediately vacate the vacation home.
In such a case, the tenant will not be entitled to any form of refund for the remaining days of the rental period.
Conversely, Ehuse will be entitled to assert any claim for damages against the tenant in accordance with the rules of Danish tort law.
15. Governing Law and Jurisdiction
All disputes between Ehuse and the tenant shall be settled in accordance with Danish law and brought before the court in the judicial district where the vacation home is located.
16. Ehuse’s Rights
Ehuse reserves the right, in the following cases, to either refund the rent paid or to find a replacement rental property:
Breach of contract by the owner of the rented vacation home in relation to Ehuse.
Administrative errors.
Printing errors.
17. Force majeure and extraordinary events
In the event that the vacation home, due to circumstances that could not reasonably have been foreseen by Ehuse at the time of entering into this agreement (force majeure), including but not limited to war, strikes, natural disasters, pandemics, epidemics, pollution, or public law restrictions, cannot be made available without significant costs or difficulties, Ehuse has the right, on its own behalf and on behalf of the owner, to terminate the rental agreement with immediate effect.
In the event that Ehuse terminates the lease agreement due to force majeure, the tenant is not entitled to compensation, and Ehuse is entitled to reimbursement from the tenant for all costs incurred, such as administrative fees, as well as any costs arising in connection with the termination of the lease.
